Landlords and Lettings

Supporting one of Cardiff’s landmark rental developments

Supporting one of Cardiff's landmark build-to-rent developments, Hern & Crabtree explores how professional lettings and property management are helping shape the future of Cardiff's rental market.

Supporting the future of rental living in Cardiff

Hern & Crabtree has been appointed as the named letting agent for Tai Afon, at Y Rhodfa Ganolog, marking an important milestone in the continued growth of the firm’s specialist lettings business.

More than a new instruction, the appointment reflects the increasing importance of experienced, relationship-led letting agents in delivering professionally managed homes while helping landlords and asset managers protect the long-term value of their investments.

Tai Afon is one of Cardiff’s most significant new built to rent developments. Situated on the banks of the River Taff, close to Cardiff Central Station and the city centre, it has been designed to offer contemporary living centred around a new public square, with cafés, restaurants and shared spaces that encourage a genuine sense of community. Residents will also enjoy a wide range of amenities, including co-working spaces, private dining rooms, a cinema, rooftop terraces, a gym and wellness studios, alongside a dedicated resident services team.

Build-to-rent is reshaping Cardiff’s housing market

Purpose-built rental developments such as Tai Afon are becoming an increasingly important part of Cardiff’s housing landscape. Designed specifically for long-term renting rather than individual ownership, they place greater emphasis on resident experience, professional management and creating communities where people choose to stay.

For developers and institutional investors, that represents a different approach to residential property. Success is measured not simply by occupancy, but by the quality of the resident experience, the long-term performance of the asset and the reputation of the development itself.

As the sector continues to grow, the role of a letting agent evolves too. Marketing remains important, but it is only one part of delivering a successful scheme. Local knowledge, responsive management and an understanding of both resident expectations and commercial objectives have become equally important.

A changing rental market

The expectations of both landlords and tenants continue to evolve.

For professional landlords, residential property is more than accommodation. It is a long-term investment that deserves careful management, thoughtful presentation and an approach that protects its value over time.

Tenants, meanwhile, increasingly expect more than a well-designed apartment. They are looking for professionally managed homes, responsive communication and a positive renting experience from the day they move in.

Meeting those expectations requires far more than simply marketing a property.

More than property marketing

Hern & Crabtree’s appointment at Tai Afon reflects the firm’s approach to modern residential lettings.

As an established independent agency, the team combines deep local knowledge with a personal, relationship-led service. Working closely with landlords, investors and residents alike, the focus extends beyond securing tenants to delivering consistent property management, clear communication and a professional experience throughout every tenancy.

For developers and institutional landlords, choosing the right letting partner is about more than occupancy. It is about finding an agency that understands the wider commercial objectives of a development while recognising the importance of creating places where people genuinely want to live.

Adele McMullen, Lettings Manager at Hern & Crabtree, said:

“Developments such as Tai Afon reflect the way Cardiff’s rental market is evolving. Residents increasingly expect more than simply a well-designed apartment. They want a professionally managed home, responsive service and a place where they can settle for the longer term.

Our role is to support that experience while helping our clients protect and enhance the value of their investment. We’re proud to be supporting a development that sets a new benchmark for rental living in Cardiff, and we look forward to welcoming residents over the coming months.”

The appointment at Tai Afon represents another step in the continued growth of Hern & Crabtree’s specialist lettings service.

Experience. Insight. Relationships.

These are the qualities that underpin successful residential lettings and property management.
