This transaction is non-refundable regardless of whether the purchase of the property proceeds to the exchange of contracts or not, regardless of whichever party (purchaser or seller) is responsible for the sale to be cancelled. If a payment has been made by mistake, please contact the office handling your purchase and email: accounts@hern-crabtree.co.uk within 24 hours explaining the reason for the error, your contact information and relevant property if applicable. A subsequent refund for a payment made in error will be assessed on a case-by-case basis and we have the right to refuse a refund. Where a purchaser no longer is proceeding with a property and the sale is cancelled and then has an offer accepted on another property with Hern and Crabtree within 12 months (or 365 days) of the first payment being accepted then an additional administration fee will not be required from the purchaser(s). After 12 months (or 365 days) from the first payment being accepted then a new payment will be required, and new money laundering checks need to be processed regardless of the circumstances of the purchase.
Refundable Holding deposit - Capped at 1 weeks rent
Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000
Rent - The agreed monthly rent
Changes to tenancy - Capped at £100 inc VAT
Early termination charge - Not exceeding the landlord’s financial losses
Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue
Replacement keys - Reasonable costs or give the tenant the option to purchase themselves
Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
