Adding Value Before You Sell: Expert Home Improvements That Maximise ROI

Thinking of selling your home in Cardiff? Discover expert-approved home improvements that can increase your property’s value and appeal to high-end buyers.

If you're considering putting your home on the market, especially in sought-after areas of Cardiff, knowing which upgrades will actually boost your property's value is key.

At Hern & Crabtree, we understand that first impressions and smart investments can make all the difference. In this guide, we explore the high-return improvements that not only increase appeal but can also elevate your home’s market value.

First Impressions Matter: Mastering Kerb Appeal

Before buyers even step inside, they’re already forming opinions. Enhancing kerb appeal with simple touches like a freshly painted front door, updated exterior lighting, tidy landscaping, and a modern house number can create a powerful visual impact.

Quick Wins:

  • Jet wash driveways and patios
  • Add potted plants or planters near the entrance
  • Repaint fencing or gates

The Heart of the Home: Kitchen Updates That Sell

The kitchen remains one of the most influential rooms when it comes to selling. Full renovations can be worthwhile, but even cosmetic changes such as new cabinet handles, worktop replacements, or modern lighting can transform the space.

Luxury Touches That Appeal to Buyers:

  • Quartz or granite worktops
  • Integrated appliances
  • Statement pendant lighting above breakfast bars or islands

Bathroom Refresh: Small Changes, Big Impact

Buyers often pay close attention to bathrooms, and even minor updates can go a long way. Replacing old taps, adding underfloor heating, or upgrading tiles can freshen the space without a full remodel.

Consider:

  • Frameless glass shower screens
  • Heated towel rails
  • Neutral, spa-inspired colour palettes

The Power of Paint: Neutral is Best

Repainting is one of the most cost-effective ways to instantly uplift a property. Stick with light, neutral colours to make rooms feel larger and brighter—an easy way to help buyers visualise themselves living in the space.

Energy Efficiency: A Modern Must-Have

Eco-conscious upgrades are increasingly important to today’s buyers. Improving insulation, installing double glazing, or upgrading to an energy-efficient boiler can add long-term value and appeal to those looking to reduce their energy bills.

Declutter, Style, and Stage

Before listing, take time to declutter and professionally style your home. A well-staged property not only photographs better but also sells faster and often at a higher price. Consider working with a local interiors consultant for that show-home finish.

When to Renovate, When to Consult

Not all improvements guarantee a return. That’s where expert advice comes in. At Hern & Crabtree, we offer honest, bespoke valuations and can advise you on which upgrades are worth your investment and which aren’t, based on current market trends.
